BRIDGEWAY ISLAND is a single-family subdivision in the northwest corner of Southport (see Major Projects Map). The subdivision totals 1,300 lots ranging in size from 4,500 to 8,000 square feet. It is organized around a park/school site at the north center of the project with connecting through block trails into the neighborhoods.
HISTORY: Tentative Subdivision Map approved in 1996. Civil Improvements began in 1999. All building permits have been issued and finaled as of January, 2005. Bridgeway Island Elementary School was opened for operation during fall of 2002. Bridgeway Island Park was completed during 2003.

CAPITOL PLACE is a 192 unit market rate apartment project on just over nine acres north of Sacramento Avenue, east of the Riverbend Shopping Center, south of Fremont Street and west of Douglas Avenue (see Major Projects Map). A general plan amendment from Community Commercial to Multi-Family Residential was approved by the City Council in 2003.
HISTORY: As of January, 2006 building permits construction of all nine buildings involving 192 units have been completed.

CLASSICS is a single-family subdivision in the northwest corner of Southport (see Major Projects Map). The subdivision totals 329 lots ranging in size from 5,000 to 8,000 square feet. It is the western extension of the Bridgeway Island Community, adjacent to the Deep Water Ship Channel. This subdivision is linked to the parks and school site in Bridgeway Island.
HISTORY: Tentative Subdivision Map approved in 1997. Civil Improvements began in 2001 and were completed in 2002. As of January, 2005 the project which involved 299 lots had been completed.

METRO PLACE AT WASHINGTON SQUARE is a mixed-use residential/commercial project bounded by 3rd, C, 4th, and B Streets in the Washington Specific Plan area (see Major Projects Map). It consists of 44 small-lot single-family detached homes, ten live/work lofts, and four apartment units.
HISTORY: Tentative Subdivision Map, Planned Development Permit, and Design Review were approved in 2001. Site preparation began in 2002 and was completed in 2003. As of January, 2005 all 58 units have been finaled.

PHEASANT HOLLOW is a 40-acre single-family subdivision of 134 single-family homes. The project is located just west of Jefferson Boulevard and north of Higgins Road (see Major Projects Map).
HISTORY: A general plan amendment and rezone of 8.5 acres of this site from community commercial to single family residential was approved by the City in July, 2001. Site development work was completed in 2003. As of January 2005, 134 building permits have been issued and all homes finaled.

RIVERMONT- is a single-family subdivision on 29.7 acres containing 122 units in the Northwest Village just west of Jefferson Boulevard and north of Marshall Road (see Major Projects Map).
HISTORY: The tentative subdivision map was approved in February, 2001 and the final map was approved in December, 2002. Site improvements were completed during late 2002 and early 2003. As of January, 2005 all 122 units have been finaled.

SAVANNAH APARTMENTS is a 228-unit apartment project on 10 acres. The project is located south and east of Southport Parkway, north of Bridgeway Island and west of Promenade Drive (see Major Projects Map). One hundred and twenty eight (128) of the units are income restricted. The project incorporates a Creole design theme into the apartment units.
HISTORY: As of January, 2005 permits for all fourteen buildings have been issued and finaled. Occupancy of the residential units is completed.

RIVA ON THE RIVER is a 252 unit residential condominium project located on the east side of Village Parkway and south of the Deep Water Ship Channel barge canal (see Major Projects Map). The project consists of 36 three story condominium buildings with seven units per building and attached garages. The project also includes a community building.

RIVER RANCH is located in the northeast village of Southport, north of Linden Road, east of the railroad tracks and Our Lady of Grace School, and west of Newport Estates Subdivision (see Major Projects Map). River Ranch includes 182 single family lots, approximately 4.3-acre detention basin, a 1.4-acre park and a 1.8-acre landscape buffer along Linden Road on a total of 46 acres. The project also includes a reservation for a potential school site on the westerly 10 acres.
STATUS: The original subdivision map was approved in November 2001. As of May 2007, permits for a total of 182 homes have been issued and all homes have been finaled.

MONTICELLO APARTMENTS is a 208 unit apartment complex on 13.3 acres and is located west of Jefferson Boulevard, north of Devon Avenue, east of the Arlington Oaks neighborhood and south of the Deep Water Ship Channel (see Major Projects Map). The project includes twenty-seven two-story buildings, each with eight units. The project also includes a recreation building with a swimming pool, barbeque area and other recreational facilities.

RIVER’S SIDE AT WASHINGTON SQUARE is a mixed use project at the northeast corner of 3rd and C Streets at the foot of the I Street Bridge (see Major Projects Map). Major Current Projects
BRIDGEWAY LAKES 2 is a single family subdivision located south of Marshall Road, west of the main drain canal, and east of Bridgeway Lakes 1 and the Sacramento Deep Water Ship Channel (see Major Projects Map). The site contains just over 138 acres. A vesting tentative map and series of general plan and zone amendments to accommodate 487 units were approved by the City Council in March, 2004.
STATUS: Much of the site has been graded and improvements installed. Landscaping and trail improvements around the naturalized lake and canal are underway. As of September 2008, building permits for 434 homes have been issued and 412 homes have been finaled.

The site contains just over 20 acres. A vesting tentative map and series of general plan and zone amendments to accommodate 75 units and a 6-acre naturalized open space with a pond and canal were approved by the City Council in August, 2005.
STATUS: Grading has begun on the site and improvements are being installed. Landscaping and trail improvements around the naturalized lake and canal are under construction. As of September 2008, 36 building permits for homes have been issued and 19 homes have been finaled.

IRONWORKS is a 196-unit residential project in the Triangle Specific Plan area. The project is located south of Tower Bridge Gateway and west of Riske Lane (see Major Projects Map). The project employs industrially inspired architecture including two product families: “factory” housing consisting of detached three-story lofts and “company town” housing consisting of one and two-story residences.
STATUS: As of September 2008, production homes are under construction. Building permits for 50 homes have been issued and 23 homes have been finaled.

NEWPORT ESTATES is a 270-acre mixed-use project located in the northeast corner of Southport (see Major Projects Map). The project includes 883 single-family lots ranging in size from 5,000 to 7,000 square feet. It also includes 14.3 acres of medium-density residential, 4.7 acres of high-density residential, 17 acres of riverfront mixed-use development, and a 10 acre neighborhood park.
STATUS: The Tentative Subdivision Map approved in 1998. Civil improvements began in 1999 on Phase I along Linden Road and are complete. A development agreement was adopted by the City Council in January, 2004. As of September 2008, 370 permits have been issued and 360 homes have been finaled.

RIVERCREST is a single-family subdivision on 23.3 acres with a total of 168 units. The project is located just south of Linden Road and east of the former Yolo Short Line/Sierra Pacific Railroad tracks (see Major Projects Map). The project contains diverse unit styles; including 76 carriage units, 73 courtyard units and 19 ridgefield units.
STATUS: The vesting tentative subdivision map was approved in November, 2005. As of September 2008, 145 permits have been issues and 117 homes have been finaled.

RIVERPOINT MARKETPLACE is a 93-acre project area east of the I-80 in north central West Sacramento (see Major Projects Map). It has been designated for retail commercial use. Its intended future is a major regional commercial center.
STATUS: Infrastructure is completed. A McDonald’s/Shell gas station facility is located on the site. A 108,000 square foot office building was completed in 2003. A general plan amendment and planned development permit providing for community commercial uses was approved by the City Council in December, 2003. PD amendments were approved in August, 2004 allowing for a pylon sign and sign program for IKEA. IKEA opened its 260,000 square foot furniture store in March 2006. The Wal-Mart superstore opened in June 2007. Home Depot opened in November 2007.
As of September 2008, work has begun for the pad buildings located west of IKEA Court. Design review has commenced for the pad buildings in Phase II, which is the final phase of the development. This phase consists of 9 pad buildings ranging in size from 5,000 to 27,500 square feet and is located east of IKEA Court. The Community Business Bank building is also under construction at this time. Conditional use permits for In-N-Out Burger and Taco Bell were approved by the Planning Commission in May 2008. Construction for In-N-Out Burger began in July 2008.

THE RIVERS (Phases I & II) includes the project formerly known as the Lighthouse Marina and Riverbend Development Project. The Sacramento River forms the northerly and easterly boundaries of the project site. The southerly and westerly boundaries of the project are formed by the residential neighborhoods of Broderick and Bryte (see Major Projects Map). The Grupe Company purchased the property in 2003. At build out, the total project will include 1,139 single-family homes, a 12-acre school site, a 2-acre aquatic center, and two one-acre parks. The Rivers consists of three phases.
STATUS: Rivers Phase I is essentially the build out of 336 existing lots. The housing product type in Phase I consists of traditional single-family detached homes on lot sizes ranging from 5,000 to 9,000 square feet. As of December 2007, all 281 houses have been finaled. Rivers Phase IA includes development of 225 single-family attached housing units. Phase IA includes those properties which are currently vacant but are proposed to be developed consistent with current zoning. The developer has recieved approval of a tentative parcel map that includes a condominium project for 132 units. As of September 2008, construction has begun on 43 units of the condominium project. 35 units have been finaled to date. As of May 2008, construction has been completed on the 120-unit senior apartment complex.
