West Sacramento allows new residents to realize something that most have only dreamed about – the opportunity to work and live in the same community. West Sacramento’s residential offerings range from quaint, historic Queen Anne cottages along the river to established neighborhoods on tree-lined streets. Thousands are discovering Southport, the new master-planned residential area in the southern part of the city. Southport offers residential villages linked to parks and recreational trails, neighborhood schools and retail services. All this just minutes away from, even bicycling distance to, employment centers and the cultural amenities of the Sacramento metro area. West Sacramento offers an unparalleled combination of riverfront beauty and location, with home prices from the high $100,000s to $400,000.

There are four active subdivisions in the Southport area including Bridgeway Lakes, a community with 610 home sites around a 32-acre man made lake; Newport Estates, with 807 homesites; Southport Gateway, with 357 home sites; and Parella I and II, with 252 home sites. Six other major residential subdivisions are in the planning applications stages: Bridgeway Lakes 2, with 487 lots and a wildlife pond; Lindenwood, with 176 lots; River Ranch, with 170 lots; and The Rivers, with 900 residential units.

West Sacramento’s rapidly expanding housing market includes many new apartment complexes and town homes. Over 500 new apartments are currently under construction with more on the way. These will range in price from low and middle income to luxury apartments.

A wealth of housing choices exist in the city of West Sacramento, and within a five to fifteen minute drive, in the cities of Sacramento, Davis and Woodland. The accompanying map illustrates the location of the areas described below.

WEST SACRAMENTO

  1. Southport
    Southport offers master planned villages with a view of the downtown Sacramento skyline to the north and Mount Diablo to the south. Convenient department store shopping is just a bridge away in downtown Sacramento, with new retail development currently under construction at the Southport Town Center. New schools, neighborhood parks, community bike and walking trails, nature preserves and wildlife ponds are just some of the amenities that you will find in our newest neighborhoods. Hundreds of new homes are available in the four actively selling communities, with hundreds more on the way in upcoming projects. Nationally recognized homebuilders such as Morrison Homes, Shea Homes, Pacific Mountain Partners, Meritage and Reynen & Bardis feature showcase homes of all sizes and price ranges. Prices for new homes in the Southport area range from the high $200,000’s to $400,000.
  2. Westmore Oaks/State Streets
    Established quality neighborhoods in West Sacramento feature moderate homes on tree-lined streets with a home price median of $180,000.
  3. The Rivers
    A new community is now in the beginning phases at the former Lighthouse Marina development. The Grupe Co. has purchased 265 acres that was zoned for mixed use and will transform the long dormant project into a vital new residential and recreational area. The company has plans to create an expansive community park with lakes and a recreation center, a pool, walking paths, riverfront trails, and a water park. Nine hundred new residents will call The Rivers home, consisting of 225 condominiums and 675 single-family units. In addition, a new K-8 magnet school will be built on land donated as part of the development.
  4. East Sacramento
    East Sacramento is one of the region’s most desired and established neighborhoods, featuring charming bungalows and custom homes on manicured streets. East Sacramento includes the Fabulous 40’s, one of the most exclusive residential areas, offering historic mansions for the region’s executives and professionals. Housing in East Sacramento includes 2,3, and 4 bedroom single-family homes built in the early to middle 1900’s ranging in price from $229,999 to $848,000.
  5. Midtown
    Sacramento’s Midtown area, located between Downtown and East Sacramento, has become the preferred neighborhood for hip young professionals. Generations X and Y have discovered the neighborhood’s rich mix of older Victorian and Craftsman homes, new apartments and vibrant restaurant and retail scene. They now mingle shoulder to shoulder with the state legislators, lobbyists and State Capitol workers that have long inhabited this area. Apartments range in price form $600 to $1,500/month.   6. Land Park
    This historic, custom home area just south of downtown is built around wooded Land Park and the Sacramento Zoo. The neighborhood offers 2, 3, and 4 bedroom Tudors and bungalows ranging in price from $310,000 to $849,000. Similar nearby areas include Meadow Park, Hollywood Park and Curtis Park neighborhoods.
  7. South Land Park Hills
    Custom home area with 2, 3, and 4 bedroom 1940 and 1950s era homes ranging in price from $200,000 to $875,000.
  8. Pocket/Greenhaven Area
    Existing custom homes near Lake Greenhaven include 3 bedroom, 2 bath single-family homes ranging from $230,000 to $650,000. The Riverlake and Carriage Estates subdivisions include some new and larger 3, 4, and 5 bedroom homes along the Sacramento River priced from $280,000 to $950,000.
  9. South Natomas
    Easy freeway access makes the Natomas area, just ten minutes from West Sacramento, a convenient choice for West Sacramento employees. New subdivisions include homes priced from $300,000 to $400,000 with clubhouses and common recreational facilities.
    Existing homes in South Natomas, south of Interstate 80, include 3 and 4 bedroom homes from the mid $200,000’s. South Natomas also features a wide variety of apartment choices, ranging from $650/month entry-level units to $1,200/month gated luxury apartments.
  10. North Natomas
    A variety of builders are offering new homes in North Natomas varying in size from 1,300 to 4,000 square feet. The homes are generally priced from $200,000 to $770,000.

DAVIS

    1. Davis
      The city of Davis, home to the University of California at Davis, is a 10-minute drive from West Sacramento via I-80. Luxury executive homes are nestled around a master planned golf course in the Wildhorse and Mace Ranch communities with home prices in the $450,000 and up range. Lake Alhambra is a beautiful community with custom homes situated around a man-made lake that range in price from $550,000 to $1,100,000. Many older neighborhoods in Davis offer homes with a median price of $429,000. Residents of Davis enjoy high performing schools, numerous parks and greenbelts and the energy and cosmopolitan flavor of a university town.

WOODLAND

    1. Downtown and East Woodland
      The historic seat of Yolo County and the area’s agricultural business center, Woodland sits astride Interstate 5 approximately 20-25 minutes drive from West Sacramento.
