The Project encompasses approximately 713 acres and is located in the southwest village of Southport and generally bound by the Deep-Water Ship Channel (DWSC) to the west, the Bridgeway Lakes communities to the north, agricultural land immediately to the east. The project will support a balanced mixed of land uses including approximately 3,004 dwelling units, 150,000 square feet of commercial space, an 18-hole public golf course and a 55.9-acre interconnected lake park and canal system.
In 2024, the Yarbrough Project received approval of the Phase I Vesting Tentative Subdivision Map (VTSM) and Development Agreement (DA) amendments. The Phase I development area is bounded on the north by Bevan Road, non-project agricultural lands to the east and southeast, Burrows Avenue to the south, and undeveloped agricultural land (part of which will be future Yarbrough phases) and the Main Drain to the west. The Phase I VTSM proposes 548 “small lots” - defined as those that will be built as detached single-family residential units – and additional 70.4 acres of “large lot” parcels for a total of approximately 179 acres of the larger 713 acres Yarbrough project area. The large lot parcels consist of a variety of use types, including but not limited to a future, relocated Fire Station #42, stormwater detention basins, landscaped parkways, small pocket parks, a 5-acre neighborhood park, and two parcels (12.73 acres) that may be the site of the Phase I affordable housing development. The VTSM includes residential, recreational, and parkland areas consistent with the uses allowed by the Yarbrough Master Plan originally approved by the City in 2008. Initial development within the Phase I area will include construction of residential neighborhoods, two lake features, and connections to adjacent arterial roadways among other improvements.
An Environmental Impact Report was circulated and certified for the project as part of the original approval. The project includes an approved Development Agreement.
